Issue: In recent years I’m seeing a growing number of commercial, high-rise and industrial floods caused by pipe breaks and sprinkler head discharge from the building’s fire suppression system. When MIC, odors and iron oxides are present, this situation requires remediating the affected areas as Category 3 while the remaining water is often remediated as Category 2. This paper discusses what MIC is and the odors it produces; iron oxides and other types of pipe corrosion; and why Category 1 mitigation is not practical without testing by the indoor environmental professional.
